Sundeck boathouse in Joyceville
A two-level build on the Virginia side: a sundeck with an outside stair over the slip, and an enclosed room under a hip roof. Posted stage by stage from the first pile in June to trim out in August 2026.

Winter build in Serenity Shores
Piles went in on January 12 and the roof was finished on February 19, 2026. A hip-roof boathouse with an enclosed room, built through the winter.
